PM Awas Yojana Apply Online 2026 — Urban & Rural Housing Guide

10 min read4 July 2026

PM Awas Yojana (PMAY) is India's flagship housing scheme providing financial assistance to homeless and inadequately housed citizens. In 2024, the government launched PMAY-U 2.0 targeting 1 crore new urban homes by 2029 with a budget of ₹2.30 lakh crore. Rural housing continues under PMAY-G (Pradhan Mantri Awaas Yojana — Gramin). This guide covers eligibility, required documents, and the full application process for both wings.

What is PM Awas Yojana 2026?

PM Awas Yojana has two separate wings managed by different ministries. PMAY-U (Urban) is handled by the Ministry of Housing and Urban Affairs, while PMAY-G (Gramin/Rural) is under the Ministry of Rural Development. Both schemes aim to provide 'Housing for All' by offering direct financial assistance or subsidised credit to eligible families below or near the poverty line.

How to Apply for PMAY-G (Rural)

PMAY-G beneficiaries are selected from the SECC 2011 permanent waiting list by the Gram Sabha — there is no individual walk-in online registration for new names. However, if your family is already on the list, you must register your Aadhaar and bank details through the steps below to receive funds.

  1. 1Visit your Gram Panchayat office and ask to verify whether your family name is in the SECC 2011 permanent waiting list. You can also check at pmayg.nic.in under 'Stakeholders' > 'IAY/PMAYG Beneficiary'.
  2. 2If listed, attend the Gram Sabha meeting where beneficiaries are publicly verified and selected.
  3. 3After Gram Sabha approval, provide your Aadhaar number and Aadhaar-linked bank account details to the Block Development Officer (BDO) or Gram Panchayat Pradhan.
  4. 4Your profile will be registered on the AwaasSoft portal (awaassoft.nic.in) by the BDO.
  5. 5Alternatively, visit your nearest Common Service Centre (CSC) in the village for assisted registration.
  6. 6Once registered, the first instalment (approximately 25% of the total amount) will be transferred directly to your bank account via DBT.
  7. 7Submit geo-tagged construction photographs through the AwaasSoft mobile app or via your Gram Panchayat to unlock subsequent instalments.

Key Points to Remember

  • Applying on pmaymis.gov.in is completely free — never pay any agent or middleman
  • Your bank account must be Aadhaar-linked and active before applying; otherwise DBT transfers will fail
  • PMAY-G selection is only through SECC 2011 data — no individual walk-in registration is possible for new names
  • Income certificate must be issued within the last 6 months for PMAY-U applications
  • Geo-tagged construction photographs at each stage are mandatory for PMAY-G instalment release — delays in uploading photos delay payments
  • If your application is wrongly rejected, file a grievance at pgms.gov.in or approach your District Magistrate's office
  • State governments often add a top-up amount over and above the central PMAY assistance — check your State Housing Department website for additional benefits

If you already have an Aadhaar-linked bank account and a valid income certificate, you can complete the entire PMAY-U online form on pmaymis.gov.in in under 20 minutes. Keep your Application ID safe — you will need it for field verification and status tracking.
